Always the whole villa. Every Tinggal stay is a whole-home booking — the entire house, pool and grounds are yours for your dates, with no other guests and no shared spaces. That is the whole point: a getaway that feels like your own place, not a hotel corridor. The nightly price you see is for the complete villa, not per person.

It depends on the destination, and we arrange it for you. Batam and Bintan are short ferry rides from HarbourFront or Tanah Merah, with a private transfer waiting at the pier. Desaru and Johor are a drive over the Causeway or Second Link, and we can book a private car or coach for the group. Tell us your party size and we will sort the whole journey end to end.

The price we quote is all-in for the whole villa: the nightly rate, cleaning and standard service are already included, shown clearly in Singapore dollars. Transfers, a private chef, extra housekeeping or occasion set-ups are optional add-ons we will price upfront before you commit. There are no surprise charges and never any "GST" line — you pay exactly what we quote.

For long weekends, the year-end break, CNY, Hari Raya and Deepavali periods, aim for four to eight weeks of lead time — the bigger family villas and the beachfront homes fill up first for those dates. Yes — several of our villas sleep eight to ten across four or five bedrooms, with kitchens and dining tables sized for cooking and eating together. We can add a private coach, a cook for a night, a grocery pre-order and extra housekeeping so a big-group trip is far less of a logistics puzzle. Just share the headcount and the age mix, and we will steer you toward the homes that genuinely fit.

Many are. Look for the family-friendly villas — single-level layouts, shallow-entry or fenced pools, and fenced gardens. We keep cots, high chairs and pool floats available on request so you are not packing the whole nursery. We will always be honest if a particular home, like a cliffside villa with an edge pool, is better suited to adults.

A deposit by PayNow, card or Atome secures the dates, with the balance due before arrival. Each booking comes with a clear cancellation window stated upfront — cancel within it for a refund of the recoverable amount, less anything already paid to the villa or transfer providers. We will always set this out in plain language in your booking note before you pay anything.

You choose your group size, the vibe you are after, how many nights and a budget band, and the finder shortlists the villas that fit and shows an indicative stay total — the nightly rate multiplied by your nights. Read the number as a ballpark rather than a sealed figure: your real cost shifts with the dates you choose, any transfers and the extras you add, all of which our team firms up over WhatsApp. It is simply the fastest way to see which homes suit you.

Your contact details and trip information are kept confidential and protected under Singapore’s Personal Data Protection Act (PDPA). We use them for one thing only — planning and running your stay, from holding the villa to arranging transfers and housekeeping. Nothing is passed on, sold, or used for anything beyond your trip.
