Interiors made to be lived in

A studio that designs and builds under one roof — considered, characterful homes and spaces that still feel right years after the styling photos are taken.

Design and build, under one roof

We started Noir & Oak to do interiors properly — designed and built by one accountable studio, so the home that gets built is the home that was designed. No drift between a designer’s vision and a contractor’s shortcut.

From the first concept to the final styling, one team shapes your space around how you actually live, builds it to last, and stands behind it. It’s slower to set up and far better to live in.

Quill Apartment

Industrial rustic with a modern edge — black-framed glass, open shelving and a moody kitchen that feels far larger than its footprint.

How we work

From first sketch to handover

01

Consult & brief

We meet, understand how you live or work, and sense-check your budget — or use the Renovation Cost Estimator for a starting range.

02

Design & visualise

We develop the concept, layout, materials and lighting, and show it to you in 3D before anything is built or bought.

03

Build & manage

One team and one project manager deliver the renovation to the design and the fixed scope, sequenced so it runs clean.

04

Style & hand over

We finish, style and hand over a home that’s ready to live in — and stand behind it with a workmanship warranty.

“Noir & Oak designed and built our home end to end and the result is exactly the calm, characterful space we hoped for. Clarissa listened, the 3D visuals matched the finished home almost perfectly, and the budget held. We tell everyone about them.”

“The detailing is on another level — the joinery, the lighting, the way every material works together. It feels like a home that was truly designed for us, not pulled from a showroom. More than justified what we spent.”

FAQ

Good to know

Both, under one studio — and that’s the point. We handle interior design (residential and commercial), full renovations, space planning, design consultation and made-to-measure carpentry, all in-house. Designing and building under one roof means the home that gets built is the home that was designed, with one team accountable from the first sketch to the final styling, rather than a designer and a contractor blaming each other.
It depends enormously on your property, which rooms you’re doing and the finish level — a single-room essential refresh might run a few-thousand-dollar figure, whereas a top-to-bottom signature renovation of a landed property sits far higher. The Renovation Cost Estimator returns a candid budget band in moments from the property, the rooms you tick and the package you choose, and the firm figure follows a consultation and site visit.
A full-home HDB or condo renovation typically runs 8 to 14 weeks on site, after a design phase of around 3 to 4 weeks. Interior-design-only projects and single rooms are faster; landed homes and extensive structural work take longer. We give you a programme with a delivery date before we start and plan the trades backwards from it, so the timeline is a commitment, not a guess.
Yes — the design fee covers the genuine effort of developing your concept, layout, 3D visuals, material selection and the detailed drawings the build runs on. For consultations and design packages it’s credited back against your project once you build with us, so for most clients it simply rolls into the overall cost rather than sitting on top. Think of it as buying certainty before anything is hacked, not a sunk cost.
A typical project runs consult and brief, then design and visualisation (concept, space planning, materials, lighting and 3D visuals you can walk through), then build and project management under a fixed scope, then styling and handover with a workmanship warranty. You see the home in 3D before anything is built, approve the scope and budget in writing, and have one project manager as your single point of contact throughout.
