Nothing extra. New-launch units are priced by the developer at a fixed price list that is the same whether you walk in yourself or come through us, and our commission is paid by the developer rather than by you. So our VVIP previews, the comparables, the stack advice and the booking support cost you nothing on top of the developer price — you simply get an independent guide on your side at no charge.
A VVIP preview is a private viewing of the showflat, floor plans and indicative pricing before the project opens to the public. Registering early matters for two reasons: you get to study the unit mix and the stacks without launch-day crowds, and you sit in the priority booking queue, so on launch day you have a real shot at your preferred stack instead of taking whatever is left after the rush.
It changes everything. For an own-stay home we weigh the layout, the facing, the school catchment and how the home will live over ten years. For an investment we lead with rental yield, tenant pool, quantum and exit liquidity. The same budget often points to two completely different projects depending on your intent, which is exactly why our New Launch Finder asks you up front.
The from-prices and psf figures shown are indicative launch-stage guides based on comparable new launches and developer pricing patterns at the time of writing — they are there to help you shortlist, not to quote you. Actual unit prices depend on the stack, the floor level, the facing and the developer’s live price list on the day, all of which we confirm with you at the preview before anything is committed.
Freehold land is owned indefinitely; a 99-year leasehold runs down over time. Freehold tends to command a premium and holds value better over the very long term, which is why it is prized in Core Central. Leasehold launches usually offer a lower entry quantum and, in growth areas, can deliver stronger rental yields. Neither is simply better — the right choice depends on whether you are buying to hold for generations or for yield and a defined exit, and we will frame the trade-off for your specific plan.
Yes — a large share of our clients are upgraders making exactly that move. We walk you through the parts that differ from an HDB purchase: the option-to-purchase and exercise timeline, the progressive payment schedule on a building under construction, the loan and stamp-duty implications of holding two properties during a transition, and the eligibility rules if you are looking at an Executive Condominium. We do. Executive Condominiums are a hybrid — sold at a developer price below comparable private launches, with CPF housing-grant eligibility for qualifying Singaporean households, and they privatise into the private market after a minimum occupation period. Eligibility hinges on citizenship, household income ceilings and existing property ownership. We will check whether you qualify and explain how the grants and the privatisation timeline affect both your effective price and your eventual exit.
