It means we do not advertise most of what we transact, and we do not field anonymous enquiries. We meet you first, understand your brief and your position, and only then make introductions or arrange viewings. Your name and your intentions stay private throughout, and every viewing is by private appointment rather than an open house.

Often, yes. Singapore has fewer than three thousand Good Class Bungalows altogether, and most change hands quietly between owners who already know one another. We hold long relationships across the GCB enclaves, so we frequently hear of homes before they reach a portal — and can introduce a qualified buyer ahead of any public marketing.

Both, but never on the same transaction. We take confidential seller mandates for owners who want a controlled, private sale, and buy-side mandates for families and family offices searching for a prime home. On any single deal we act for one side only, so there is no conflict over whose interest we are protecting.

Generally, foreigners need approval to own landed residential property, and Good Class Bungalows are effectively reserved for Singapore citizens. Sentosa Cove is the notable exception where eligible foreign buyers may own a landed home. Penthouses and condominiums are far more open. We assess your specific eligibility candidly before you spend time viewing, and work alongside your lawyer on the detail.

Prime and off-market homes are sensitive, and owners often prefer that a guide is not broadcast publicly. Showing “price on application” keeps the process private and the conversation serious. Once we have met and understood your position, we share full pricing, background and recent comparable transactions so you can make an informed decision.

Discretion is the whole point of the practice. We never share your identity or your brief without your say-so, viewings are private and by appointment, and we hold your contact and any financial information securely, using it only to advance your search, fully protected under the PDPA. We do not sell or share your data.

For sellers, our fee is a transparent percentage agreed in writing before we begin, payable only on a successful, completed sale. For buy-side mandates we agree the basis up front, whether a retainer, a success fee or a combination, so there are never surprises. Absolutely, and many of our best relationships begin years before a transaction. Some clients lease first, some are watching a single enclave, and some simply want a candid read on the market. A first conversation costs nothing and commits you to nothing; when the right home appears, you will already be known to us and ready to move.

Once we have met and confirmed your brief and position, a viewing of an openly available home is typically set up within a couple of days, around the owner’s schedule. Off-market homes move at the owner’s pace and on relationships, so timing varies — but being known and qualified to us in advance is what lets you act quickly when something right comes up.
