What does a Belgrave Estates website actually do for my prime-property practice in Singapore?
It gives you a site that wins the right enquiries quietly, not just one that looks expensive — live in about a week from S$500 instead of a S$5,000+ custom build. You get a discreet, cinematic listing site you can try in the live demo, a Private Home Finder that qualifies buyers into a shortlist, an asset you own outright, and running costs from S$15/mo rather than an open-ended retainer.
Speed and cost are the headline win. A bespoke property site from a Singapore agency typically runs several thousand dollars and drags over weeks of meetings, while a generic listing template is cheap but looks like every other agent and undersells a S$30M home. The Belgrave build gives you a polished, editorial listing site, customised to your homes and brand, live in 7–14 days from S$500 — so you can send a serious buyer a serious link this month, not next quarter.
Crucially, it is built for the way prime property actually moves — on discretion and relationships, not on a portal scramble. Every element you can click in the live demo earns its place: listings carry "price on application" and an off-market tag rather than shouting numbers, full-bleed galleries let a home breathe, the Private Home Finder lets a buyer self-qualify by enclave, type and budget before you ever speak, and the private-enquiry form routes a genuine lead straight to you. It is mobile-first, because that is how a principal or a family-office adviser first opens your link.
Finally, it is an asset you own and can grow, not a rental. You keep 100% of the code and a self-editable CMS, so you add a new listing, mark one as transacted, or update an enclave guide yourself without paying a developer per change. After launch you only pay what you choose — managed hosting from S$15/mo and optional care from S$150/mo — instead of an open-ended retainer. Start lean at S$500, then add an insights journal, an SEO pack, a viewing-deposit flow or a bigger book as your practice grows, up to around S$2,000 for a fully loaded build.
- Launch in 7–14 days from S$500 — versus the several thousand dollars and weeks a custom prime-property site typically takes in Singapore.
- Built for discretion: price-on-application listings, off-market tags, full-bleed galleries and private-enquiry routing rather than a noisy portal feel.
- Signature Private Home Finder qualifies buyers by enclave, type and budget into a shortlist before you spend a single Saturday on a viewing.
- Mobile-first and fast — the way principals and family-office advisers first open your link — with heavy photography tuned to Core Web Vitals.
- You own 100% of the code plus a self-editable CMS — add listings and mark homes transacted yourself, no agency lock-in or per-change fees.
- Predictable running costs: managed hosting from S$15/mo and optional care from S$150/mo, not an open-ended monthly retainer.

What problems does a done-for-you Belgrave Estates site fix that a portal profile or template doesn’t?
It removes the seven things that frustrate prime-property specialists: looking like every other portal agent, listings that leak privacy, slow galleries, sites you can’t update yourself, agency lock-in, no SEO and no discreet way to enquire. You get a cinematic, off-market-aware listing site and Private Home Finder you own outright, live in 7–14 days from S$500.
Most prime specialists in Singapore try one of four routes and hit the same wall. A portal profile drops your S$30M homes next to mass-market HDB resale and strips away any sense of discretion. A free template looks generic and crushes your photography into slow, cramped grids. A cheap web freelancer can disappear mid-build or hand over something you cannot touch. And a full agency may quote several thousand dollars and tie you to their platform. The Belgrave build is designed to remove each of those frustrations, not just shift them around.
Discretion and craft: instead of a portal scramble, you get an editorial site where homes carry "price on application" and an off-market tag, full-bleed galleries do the talking, and the whole tone signals by-appointment rather than open-house. Credibility: a clean founder story, an enclave directory, senior-adviser bios and discreet client stories help you look established to a family office deciding whom to trust with a confidential mandate.
Qualification, not just admiration: the Private Home Finder and a private-enquiry form with topic and enclave routing are built to move a serious buyer from browsing to a confidential conversation — without you fielding tyre-kickers. A portal profile or pretty template quietly leaks every genuine lead because there is no discreet, qualified next step.
Ownership and cost: you own 100% of the code and edit everything through a self-editable CMS, so you are never tied to an agency retainer. On-page SEO, GA4 and clean markup are delivered as standard. And pricing is a transparent customiser from S$500 to S$2,000 with 3 revision rounds included — no vague "it depends" invoices.
- Looks like every portal agent → A cinematic, editorial listing site that signals by-appointment and off-market, not a mass-market portal feed.
- Listings leak privacy → Price-on-application listings, off-market tags and private-enquiry routing keep sensitive homes and buyers discreet.
- Slow, cramped galleries → Full-bleed, lazy-loaded property galleries tuned to Core Web Vitals so heavy photography stays sharp and fast on mobile.
- Can’t update it yourself → A self-editable CMS plus a plain-English manual let you add a listing, mark one transacted or edit an enclave guide without a developer.
- Locked into an agency → You own 100% of the code and can host it anywhere; managed hosting (from S$15/mo) and a care plan (from S$150/mo) are optional, never compulsory.
- No SEO foundation → On-page SEO, clean markup and GA4 are delivered as standard, with an advanced SEO/AEO pack available to push harder on prime-search visibility.
- No discreet way to enquire → A Private Home Finder plus a PDPA-aware enquiry form with enclave routing, so a serious buyer has an obvious, private next step.

SGBP vs a Singapore agency, freelancer or DIY — which is right for your prime-property site?
For a Singapore prime / GCB practice, SGBP customises the live Belgrave Estates site in 7–14 days from S$500 to S$2,000, and you own 100% of the code with no lock-in. Singapore agencies typically quote far more over several weeks; web freelancers vary widely; portal profiles and DIY templates are cheapest in cash but undersell prime homes and leak discretion.
Most Singapore agencies do excellent work, but a custom property site is often a four- to five-figure scope spread over several weeks of discovery calls, wireframes and revisions — and many keep you on their platform and a retainer. You can end up paying for process you do not need when there is already a proven, discretion-first listing design ready to customise to your homes.
A web freelancer can be cheaper and faster, but quality, code ownership and follow-up swing widely from person to person — and prime-specific touches like an off-market-aware listings index, a Private Home Finder, price-on-application detail pages and a private-enquiry funnel are rarely built in. A portal profile or DIY template is the lowest cash outlay, but it drops your homes into a mass-market feed and crushes your photography into a slow, generic grid that undersells the work.
SGBP sits in between on purpose: you start from the live Belgrave Estates demo, so you can see exactly what you are buying before you commit, then we customise it to your brand, homes and enclaves. Every build is delivered with on-page SEO (with an SEO/AEO upgrade option), SSL, GA4, a private-enquiry form, PDPA-aware data handling, a self-editable CMS and a handover manual — the things that often become paid "add-ons" elsewhere.
- Time and cost: 7–14 days, from S$500 to S$2,000 one-time, versus the weeks and far higher fees a custom agency build typically involves.
- Ownership: you keep 100% of the code and a CMS you can edit yourself — no agency lock-in.
- See before you buy: the live Belgrave Estates demo is the actual product, so there is no guesswork about quality or layout.
- Built for prime: off-market-aware listings, a Private Home Finder, price-on-application detail pages and a private-enquiry funnel are part of the build, not quoted extra.
- Singapore-ready: enclave-aware copy, SGD budget bands, PDPA-aware data handling and a discreet WhatsApp channel.
- Optional, not obligatory: managed hosting from S$15/mo and a Care plan from S$150/mo if you want it hands-off (monthly or annual) — never required to launch.

What is under the hood of your Belgrave Estates website?
Under the hood is static-first Astro, exactly what this demo runs on, or a hardened WordPress, Webflow or Squarespace-style build, served over a global CDN with modern image compression and caching. It is fast even with heavy property galleries, WCAG 2.2 AA accessible, SSL-secured, PDPA-aware, and yours to deploy anywhere.
The native build, exactly what this demo runs on, is static-first Astro with a headless CMS and minimal JavaScript — ideal for an image-heavy listing site because pages stay light even when a home carries a dozen full-bleed frames. Prefer a hosted platform? We build a hardened WordPress (+S$250), Webflow (+S$200) or Squarespace-style (+S$200) site instead. Whichever you choose, it is served over a global CDN with modern compression and caching.
We tune hard for Core Web Vitals because galleries are where most property sites die. Images are lazy-loaded in modern formats (WebP/AVIF) with set dimensions to avoid layout shift, and the filterable listings index and Private Home Finder stay snappy on mobile — where most principals and advisers first open your link. The Finder itself is a self-contained client-side matcher with no external calls, so it is instant and private.
SSL/HTTPS and security headers are enforced, the enquiry form is spam-protected, and data handling is PDPA-aware. Add the viewing-deposit feature and you get PCI-compliant payments through HitPay, including PayNow, so a serious buyer can lodge a holding deposit. You own 100% of the source code, with no lock-in, so you can host with us from S$15/mo or deploy anywhere yourself.

Will my Belgrave Estates site rank on Google and get quoted when someone asks an AI for a GCB specialist in Singapore?
Every build is delivered search-ready: clean semantic HTML, a JSON-LD schema graph (RealEstateAgent, Residence, FAQ, Breadcrumb), fast Core Web Vitals, XML/image sitemaps and Search Console. Answer-first copy and Singapore prime signals — enclave names, SGD budget bands, PDPA, areaServed Singapore — give Google, AI Overviews, ChatGPT, Perplexity and voice assistants the structure they need to surface and quote you. No rankings are guaranteed.
Plenty of done-for-you property sites are built to look expensive and little else — images with no alt text, slow pages, no structured data — so neither Google nor AI engines can really tell who you are or what you specialise in. We build the opposite. Your Belgrave Estates site is delivered with clean semantic HTML5, correct heading order, descriptive alt text on every property image, canonical tags and a tidy URL structure — the foundation search engines and crawlers reward. Rankings always depend on your niche and competition, but the technical groundwork is done right from day one.
Here is what the jargon means in plain terms. SEO helps you rank on Google for searches like "GCB specialist Singapore" or "good class bungalow agent". AEO (Answer Engine Optimisation) and AIO (AI Optimisation) help your site get surfaced and quoted by ChatGPT, Perplexity and Google AI Overviews when someone asks "who handles off-market bungalows in Nassim?". GEO (Generative Engine Optimisation) makes sure those answers know you serve Singapore’s prime enclaves specifically. Voice covers Siri, Google Assistant and Alexa — short, spoken-friendly answers they can read aloud.
The engine behind this is a JSON-LD schema graph baked into every page: RealEstateAgent and Organization markup so your practice is machine-readable; Residence and Place markup so listings and enclaves are unambiguous; FAQPage so your off-market, eligibility and privacy answers can be lifted into AI replies; and BreadcrumbList so paths like Listings → Nassim → a home are crawlable. The advanced SEO/AEO pack adds speakable markup, Bing and Search Console setup and an answer-engine optimisation pass — an optional upgrade on the S$500 base build.
- Clean semantic markup: HTML5 structure, logical headings, descriptive alt text and canonical tags — built for crawlers and AI parsers, not just browsers.
- Full JSON-LD schema graph: RealEstateAgent, Residence, FAQPage and BreadcrumbList — your practice, listings and FAQs become readable by Google and AI engines.
- Fast Core Web Vitals: image-optimised, mobile-first pages — page experience is a Google ranking factor and keeps buyers from bouncing off a slow gallery.
- Answer-first content: about, practice and FAQ copy written question-led and concise, so AI Overviews, ChatGPT and Perplexity can quote it and voice assistants can read it aloud.
- Sitemaps & Search Console: XML and image sitemaps plus robots.txt submitted to Google (and Bing) so new listings get found and indexed sooner.
- Singapore prime signals: enclave names, SGD budget bands, PDPA-aware data handling, areaServed Singapore and natural local terms so you surface for prime searches.
- On-page SEO on every page, included from the S$500 base — titles, meta descriptions, Open Graph and Twitter cards for clean social and AI link previews.
- You own 100% of the code with a self-editable CMS — add a listing and its SEO fields and schema update automatically, no developer needed.

What does each page of my Belgrave Estates site actually look like?
You get a full prime-property practice site, not a template: a cinematic homepage with curated listings and the Private Home Finder, a filterable listings index, per-listing detail pages with a Property Overview and full-bleed galleries, a Practice section, an About page with an enclave directory, client stories, an FAQ and a private-enquiry contact page — rebuilt with your homes, brand and enclaves.
We start from the live Belgrave Estates demo and rebuild every page around your listings, brand and tone. Nothing stays as filler: your homes, enclaves, advisers, copy and budget bands replace the demo content, and each page keeps the features that make the demo work — the off-market-aware listings index, the Property Overview spec blocks, full-bleed galleries and the Private Home Finder — wired to your own book.
Every page is delivered mobile-first with clean SEO markup, a spam-protected private-enquiry form and a self-editable CMS, so you can add a new listing, mark one transacted or update an enclave guide long after handover. The pages below are what is included in the base S$500 build; listing volume, an insights journal, advanced SEO and the viewing-deposit feature are where the customiser adds cost, up to S$2,000.
Singapore prime signals are built in where they help a buyer trust and enquire: budgets show as SGD bands, listings carry "price on application", the enquiry form is PDPA-aware, and the optional viewing deposit runs through PayNow / HitPay. You own 100% of the code, and it is typically delivered in 7–14 days.
- Homepage — a full-bleed cinematic hero with a single discreet CTA, a curated set of listings, the Private Home Finder, your six practice lines, a stats band, an interiors gallery and senior-adviser previews — all rebranded to you.
- Listings index — a featured home with a Property Overview, then your available and off-market book as dark image-caption cards, plus a recently-concluded list, so a buyer can browse the whole book quietly.
- Listing detail — a single home per page: a lead image, an "about this home" article, a Property Overview spec block (land, built-up, beds, tenure, status), an interior gallery, a viewing-request CTA and related homes.
- Private Home Finder — your signature tool: enclave × home type × budget band returns a short, scored, off-market-aware shortlist with view and "arrange a viewing" CTAs, plus a how-it-works explainer.
- The Practice — your advisory lines (acquisition, discreet seller representation, penthouses, family-office advisory, land & redevelopment, leasing) each on their own page, with how a private search works.
- About — a founder story, senior-adviser bios and an enclave directory of the prime clusters you cover, all real, editable copy that builds trust and supports SEO.
- Client stories — a discreet, anonymised testimonials wall with a credibility stats band, since prime work can rarely name homes or figures.
- Contact — a PDPA-aware private-enquiry form with interest, enclave, budget and time routing, plus WhatsApp, phone and email channels and your office address.
- FAQ — question-led answers on off-market access, foreign eligibility, price-on-application, privacy and fees, written so AI engines can quote them.

Can the Belgrave Estates site scale from 6 listings to a 20+ book with a full enquiry funnel as my practice grows?
Yes. Your site starts lean at 6 listings and scales to a 20+ book with faceted enclave and type navigation, a sold archive, an insights journal and a full private-enquiry-to-viewing-deposit funnel. Add an Instagram feed, the Private Home Finder and WhatsApp enquiries as you grow. Because you own 100% of the code, nothing holds you back from extending it.
Most prime specialists in Singapore launch with a tight, curated edit and grow the book as relationships deepen. The Belgrave build is made for that curve. Day one you might show 6 carefully chosen homes. As your book grows, the customiser lets you step up to 12, 20, or a 20+ book with faceted enclave and type navigation, tags and a sold archive, so adding a listing or marking one transacted is a CMS update rather than a rebuild. The filterable index and the Private Home Finder keep a large book easy to browse on any phone.
Growth is not only more listings, it is more demand and more ways to be reached discreetly. The native Astro build shown in the demo is delivered as a fast, static, mobile-first site served over a global CDN, so a feature in the press or a high-profile launch is far less likely to slow it down or run up a server bill, and your optional Managed Hosting keeps it online. (If you choose WordPress, Webflow or a Squarespace-style build instead, you get a hardened, CDN-served build on that platform.) When you are ready to convert more attention, add the viewing-request form with a PayNow holding deposit, an Instagram feed that auto-updates, and WhatsApp click-to-chat for fast, private replies.
Moving into new lines — leasing and relocation, land and redevelopment advisory, family-office mandates? Practice pages, an insights journal and client stories can all be layered in, with enclave-aware copy, SGD budget bands and PDPA-aware enquiries staying native for your Singapore clients. The real future-proofing, though, is ownership: you hold 100% of the code with a self-editable CMS, delivered with a handover manual in 7–14 days. You are never trapped by a portal or an app you cannot change — when your practice outgrows today’s setup, the same codebase extends instead of forcing you to start over.
- Listings scale from 6 to a 20+ book; large books onboard via the CMS with faceted enclave & type navigation, tags and a sold archive
- Filterable listings index and the Private Home Finder keep a big book fast and browsable on mobile
- The native Astro build is static and CDN-served, so it stays fast through a press feature or a high-profile launch; WordPress / Webflow / Squarespace-style builds are hardened and CDN-served too
- Add an enquiry funnel as you grow: viewing-request form with a PayNow holding deposit, plus the Private Home Finder so buyers self-qualify
- Add channels: an auto-updating Instagram feed, WhatsApp click-to-chat enquiries and a client-stories wall
- Add new lines easily: practice pages, an insights journal, with enclave-aware copy and PDPA-aware enquiries native for Singapore
- You own 100% of the code, so there is no forced re-platform and no lock-in as your practice scales

Can I run my Belgrave Estates site myself without a developer?
Yes. Your site is delivered with a self-editable CMS, so you add a new listing, mark a home transacted, swap a hero image, edit an enclave guide and check your GA4 numbers without touching code. Every task is documented in a plain-English handover manual, and you own 100% of the build. Most non-technical principals get the hang of it quickly.
Running a prime-property site is mostly small, repeatable updates: a new home to add, one to mark transacted, a fresh hero frame, a tweak to an enclave note, a "currently representing" line. We build all of this into a clean CMS dashboard, so you log in, change the thing you came to change and hit publish. No staging files, no FTP, no "please email the developer" — your changes go live on the site.
Each module from the live demo has a matching settings panel. Your listing images and Property Overview specs, the enclave and type each home belongs to, the order of your listings index, your about story and adviser bios, the client stories, the enquiry-form routing and an optional viewing deposit are all configurable from labelled fields, not buried in code. SGD budget bands are wired into the Private Home Finder and the enquiry form so everything stays consistent as your book grows.
Your site is delivered in 7–14 days with on-page SEO, SSL, GA4 and a PDPA-aware setup. If you ever get stuck, the step-by-step handover manual walks through every task above, and your 3 included revision rounds (plus an optional Care plan from S$150/mo) mean help is on hand. But the day-to-day is genuinely designed for a non-technical principal to run solo.
- Add or edit a listing — upload the photography, set the name, enclave, type, beds, land and Property Overview, write a short description, and it appears in the index, filters and Finder automatically.
- Mark a home transacted — move a listing to the sold archive so it shows credibility without staying live as available.
- Swap a hero or frame — change the homepage hero, a listing cover or any image in a gallery in a click, with new formats compressed automatically.
- Edit your about & advisers — update your founder story, adviser bios and enclave directory as your practice grows.
- Update budget bands & enclaves — edit the SGD bands and enclave list; the Private Home Finder and enquiry form stay consistent.
- Configure enquiries & viewings — set the enquiry-form routing, point WhatsApp to your number, and (if added) connect the PayNow/HitPay viewing deposit and run a test.
- Publish an insights post — write an enclave guide or market note in the editor, add a cover image and SEO title/description, and it goes live with clean markup.
- Check your GA4 numbers — see visitors, top listings and enquiry submissions in Google Analytics, so you know which homes pull buyers and what to promote.

Luxury / GCB property website — frequently asked questions
Quick answers on cost, ownership, timelines, platforms, the Private Home Finder, off-market discretion, viewing requests, image performance, SEO, PDPA and revisions for a done-for-you luxury property website in Singapore.
How much does a luxury / GCB property website cost in Singapore?
A done-for-you prime-property website in Singapore costs between S$500 and S$2,000 with SGBP. The S$500 base covers a complete, mobile-ready, cinematic listing site with the Private Home Finder; the price rises only as you add a platform, more listings, an enquiry-deposit flow or branding. You see the exact figure live in the customiser before you pay.
What exactly do I get for the price?
You get a fully designed and developed prime-property site built from the Belgrave Estates demo, your homes laid out as listing detail pages with full-bleed galleries and a Property Overview, the Private Home Finder, a self-editable CMS, full source-code ownership, on-page SEO, SSL, GA4, a private-enquiry form and a step-by-step handover manual. Everything you select in the customiser is listed in your order summary.
How long does it take to build and launch?
Most prime-property sites are designed, built and launched in 7 to 14 days from payment. A larger book, an enquiry-deposit flow or custom branding can sit at the upper end of that range. We send a private preview link first, you use your revisions, then we launch on your domain.
Do I own the website and can I edit it myself?
Yes. You own 100% of the code and the website outright — there is no licence trap and no agency lock-in. Every build is delivered with a self-editable CMS so you can add listings, mark homes transacted, swap images and edit enclave guides yourself, with a plain-English manual to guide you.
Which platform should I choose — native, WordPress, Webflow or Squarespace-style?
The native Astro build (shown in the demo) is the fastest and cheapest to run and the best for loading heavy property photography and SEO. Choose WordPress for full control and plugins, Webflow for a visual editor, or a Squarespace-style builder if you prefer to edit everything visually. The customiser shows the price difference for each.
How does the Private Home Finder work?
It is your signature tool. A buyer picks an enclave, a home type and a budget band, and the Finder ranks your book against all three — leaning towards homes held off-market and never showing what is already sold — then returns a short, considered shortlist with view and "arrange a viewing" CTAs. It runs entirely in the browser, so it is instant and private, and every shortlist is a qualified lead for you.
Can I keep listings discreet and off-market?
Yes — discretion is the whole point of this design. Listings can carry "price on application" and an off-market tag rather than a public figure, the tone signals by-appointment rather than open-house, and the private-enquiry form routes serious buyers straight to you. You decide what is shown openly and what is held quietly.
Can buyers request a viewing or lodge a holding deposit?
Yes. Every build includes a private-enquiry form with interest, enclave and budget routing. Add the viewing feature and it extends into a request flow that captures a preferred date and can take a securing holding deposit via PayNow or HitPay, with an SGD invoice and a confirmation email.
Will my heavy property photography still load fast?
Yes — image performance is the whole point of a cinematic build. We serve modern WebP/AVIF formats, lazy-load below the fold, set image dimensions to avoid layout shift, and tune the galleries. The native Astro build stays light even with full-bleed photography, which keeps your Core Web Vitals and buyer first impressions strong.
Will the site rank on Google and show up in AI search?
Yes. Every build is delivered with an SEO foundation — clean markup, fast Core Web Vitals, image sitemaps and structured data. The Advanced SEO / AEO pack adds a full schema graph, answer-engine optimisation and Search Console setup so you can be found on Google for searches like "GCB specialist Singapore" and quoted by AI assistants like ChatGPT and Google AI Overviews.
Is my enquiry and client data handled safely under PDPA?
Yes. Enquiry and viewing-request data is handled as required under the PDPA, any holding-deposit payments run through PCI-compliant HitPay, and your site is delivered with SSL/HTTPS by default. We never sell your data, and the enquiry form is spam-protected.
What are revisions and how many are included?
A revision is a round of changes you request after seeing your preview — listing layout tweaks, photography sequencing, colour/type adjustments, copy edits and the like. Three rounds are included free. If you want more breathing room you can add extra rounds at S$200 each in the customiser.
Is the design unique or a template?
You start from the proven Belgrave Estates design you can see and click in the live demo, then we customise it to you — your name, crest, colours, listings, enclaves, copy and budget bands. It is a tailored build on a battle-tested, discretion-first foundation, not a generic portal theme that drops your prime homes into a mass-market feed.
Who is this website right for?
It suits prime and luxury property specialists — GCB and landed agents, penthouse and prime-condo desks, family-office property advisers and boutique agencies — who win work on discretion and relationships rather than portal volume. Anyone who needs a cinematic, off-market-aware listing site with a private-enquiry funnel will get value from it.
