Every project we take on follows the same five stages. It is not a rigid process so much as a shared map — a way to keep design, budget, programme and the regulatory side of building in Singapore moving together, with no surprises along the way.

Conversation

We start by listening — to how you live or work, the site, the budget and what a good outcome really means to you. No drawings yet, just a clear, honest brief we both agree on.

Study

We test the site and the brief through sketches, massing and a feasibility view — sun, breeze, the rules and the numbers — so the direction is sound before it is beautiful.

Design

We develop the architecture in detail, from plan to the smallest junction, coordinating interiors and landscape as one. You see the project grow in models and drawings, not surprises.

Authority & tender

We prepare and lodge the BCA and URA submissions, produce the tender set, and help you choose a builder you can trust at a price you understand.

On site

We stay through construction — reviewing the work, protecting the detail and resolving the hundred small decisions a site throws up — until the building is genuinely complete.

A note on fees

For full architectural projects we usually work on a percentage of construction cost, typically between 5% and 9% depending on scale and complexity, paid in stages against the work as it is done. Concept-only studies and interior fit-outs are often a fixed fee instead.

We design to an agreed budget from the very start and keep it honest through tender, rather than designing something lovely you cannot afford to build.
