Start a conversation.
We would be glad to hear about your project. Tell us a little about the site, what you are hoping to build and your rough timeframe, and we will arrange a first conversation — no drawings and no fee — to see whether the studio is the right fit.
Thank you — enquiry received.
This is a demo, so nothing is actually sent. On a live Lattice site this would reach the studio and we would reply within two working days to arrange a first conversation.
Common questions
We work across architecture, interiors and landscape — landed and waterfront homes, multi-unit residential, workplaces, small civic and cultural buildings, and the gardens and courtyards around them. We take on a deliberately small number of projects each year so each one is led personally by a principal.
For full architectural projects we usually work on a percentage of construction cost, typically in the range of 5% to 9% depending on the project’s scale and complexity. Concept-only and interior fit-out work can be a fixed fee. The Project Brief Estimator on this site gives an honest indicative band; the actual fee is agreed in a proposal after we have met.
Yes. A full architectural service includes preparing and lodging the necessary BCA and URA submissions and seeing them through to approval. We manage the regulatory process so you do not have to, and we flag anything that affects your budget or programme as early as possible.
A private home is typically 12 to 18 months from first conversation to completion, including design, authority approvals and construction; larger or multi-unit projects run longer. Concept-only studies are far quicker. The estimator on this site gives an indicative programme for your project type and scope.
Yes, and we prefer to. Because architecture, interiors and landscape are designed together under one roof, the finished project reads as a single coherent idea rather than three teams reconciling their work at the end. You can also engage us for interiors or landscape alone.
Our home is Singapore and most of our work is here, but we have completed projects elsewhere in the region and are happy to discuss work abroad where the brief suits the studio. Our feel for building in a tropical climate travels well.
It varies enormously with site, scale and finish, so we are wary of quoting a number cold. What we can promise is that we design to an agreed budget from the start and keep it honest through tender, rather than designing something lovely you cannot afford to build. We will talk frankly about cost at the first meeting.
Send an enquiry through the contact page or message us on WhatsApp with a little about your site, your brief and your rough timeframe. We will arrange a first conversation — no drawings, no fee — to see whether the project and the studio are a good fit.
