Think of them as three depths. A general wash is the surface-level upkeep — filters, blower and drainage tidied — for a unit that already runs cold. A chemical wash, our main job, drives a coil-safe foam through the fin pack and blower to bring back a unit that’s gone weak, sluggish or smelly, typically once a year. An overhaul is the deepest: the unit comes off the wall and every component is bathed separately to salvage one that’s been neglected for years. Once the casing is open, the crew will advise you frankly on which depth yours genuinely warrants.
A useful rhythm for most flats here is one chemical wash per indoor unit each year, with a quick general tidy roughly every three months between them. Where a room runs the aircon dawn to midnight, sits in a dusty corridor, or houses someone with allergies, stepping up to two or four deep cleans a year pays off. Our wash contracts simply lock that cadence in for you, so a missed date never becomes a black, mouldy coil.
If you want the full benefit, it is. The common mistake is to scrub the indoor unit and ignore the box outside — but a dust-clogged condenser forces the compressor to strain, runs the system hot, and pulls extra power, quietly cancelling out a fresh indoor coil. Cleaning one end and not the other is half a job, which is why we tend to pair them. Do both and you feel it twice: in the cooling, and on the electricity bill.
In most cases, yes. That sour, damp odour comes from mould and bacteria colonising the coil and the drip tray, and a chemical wash flushes the bulk of it while clearing the standing water that keeps it alive. Where a faint whiff lingers — or for households with allergy sufferers or little ones — we lay down an anti-mould sanitising treatment that hits the colony at its root and keeps it from creeping back. That pairing is usually what beats a smell earlier cleans couldn’t shift.

Send us those same details on WhatsApp — a photo of the unit helps a lot — and we’ll reply with a range, usually within an hour while the crews are out (8.30am–8pm daily). Most washes land a slot within the same week, and we’ll squeeze in genuine emergencies ahead of a public holiday where we can.
Yes on both counts. We bill by the unit and by the unit type — wall-mounted, cassette or ducted — and you see that figure before a crew lifts a tool. The Estimator or a WhatsApp reply gives you the range, and the per-unit number is locked in on site before any foam goes near a coil. Nothing extra appears on the invoice without your nod, there’s no turn-up-then-upsell routine, and optional extras such as a condenser wash or sanitising are priced openly so you choose.
All three types. Wall-mounted splits are the everyday unit and the fastest to clean; ceiling cassettes are larger and heavier, so they sit higher on time and price; concealed ducted fan coils tucked above a false ceiling are the fiddliest to reach and carry the highest rate. The Estimator scales its indicative figure by the type you select, so the number reflects what you genuinely have on the wall — or in the ceiling.
For most homes they more than cover their cost. A contract pre-schedules your deep cleans across the year, drops the per-wash rate beneath the one-off price, hands you queue priority and a running discount on overhauls and extras, and folds anti-mould sanitising into every visit on the quarterly plan. Each unit carries a logbook so the crew arrives already briefed. Pick two or four visits a year, across one home or a portfolio — and never chase a wash date again.
Anything you send us — your number, your address, the photos of your units — is kept private and managed to the standard Singapore’s Personal Data Protection Act (PDPA) sets out. It exists solely to arrange the wash and follow up afterwards; it is never used to spam you and never handed to a third party. Ask us to erase it whenever you like and we will.
